- Freehold Title
- Full ownership rights, where the owner has indefinite control over the property.
- Leasehold Title
- Grants the right to use the property for a specific period (e.g., 99 years, 125 years).
- Commonhold Title
- A type of ownership where individual units are owned separately, but common areas are collectively managed.
- Strata Title
- Ownership of individual units in a multi-story building or complex, common in Australia, Canada, and Singapore.
- Condominium Title
- Similar to strata title, it represents individual ownership of units and shared ownership of common areas.
- Share of Freehold
- Several unit owners in a building share ownership of the entire property.
- Cooperative Title
- Does not grant direct ownership but provides the right to be a shareholder in a company that owns the property.
- Feudal Title
- A historical ownership system where the land is owned by a lord or monarch.
- Land Trust
- The ownership of the property is held in trust to protect the owner’s privacy.
- Equitable Title
- Represents a financial interest in a property rather than legal ownership.
- Life Estate
- Grants the right to live in and use the property for the duration of a person’s life, without full ownership.
- Mineral Rights
- The right to extract minerals or natural resources beneath the land.
- Air Rights
- The right to use or develop the space above the property.
- Water Rights
- The right to use water resources located on or near the property.
- Easement
- The right to use another person’s land for a specific purpose, such as access.
Property Title Types in Turkey
- Independent Parcel Title
- A parcel that is independently registered under one individual or entity’s name.
- Shared Title
- Ownership of a property shared by multiple parties, with each having a specific share.
- Construction Servitude (Kat İrtifakı)
- Property rights established for individual units in an unfinished building, before full ownership is granted.
- Floor Ownership (Kat Mülkiyeti)
- A type of ownership for individual units (e.g., apartments, shops) in a completed building.
- Shantytown Title
- Title given to properties usually built illegally and outside of urban planning.
- Encumbered Title
- Property with encumbrances such as mortgages, liens, or restrictions.
- Allocated Title
- Property allocated to the state or an institution for a specific purpose.
- Possession Title
- The right to use and manage a property without legal ownership.
- Pre-emption Right (Şufa Hakkı)
- The right of first refusal for certain individuals when a property is sold.
